Booking Guidelines & Policies 

    • The resort is open each summer July through August.
    • Accommodations are assigned upon request at time of booking based on availability.
    • Arrive/depart Tuesdays, Thursdays or Saturdays.
    • Check-in between 3:00pm and 6:00pm.
    • Check-out by 11:00am.
    • There are no guided activities on arrival and departure days, however a wide selection of self-guided activities are available on these days.
    • Rates are in Canadian Dollars and are subject to change.


Total fees and taxes, including federal goods and services tax (GST), provincial accommodation taxes (PST) and a conservation levy (ECO) are 7.7% for international clients and 10.2% for Canadian clients.

The difference in these two amounts between Canadian guests and International guests is that GST is governed federally to be 5% for guests whom are Canadian residents. However, GST is only 2.5% for guests from a country outside of Canada when they purchase an all-inclusive tour package (accommodations, meals and activities). International guests will be asked to provide their full foreign residence address to qualify for the 50% tax credit.

The conservation and environmental levy is your contribution towards our commitment to fair trade, ethical farming practices, growing our our own food at the ranch, and purchasing from local suppliers whenever possible. It helps us to maintain our minimal environmental foot print and supports our sustainability initiatives, our land stewardship, and our conservation projects. Resort Services Fee

10% is a standard resort services fee at Siwash. It covers extra service amenities such as daily stocking of your in-room refreshment centre, WiFi service, transportation around the resort, fishing licenses, equipment rental (riding boots and helmets, fishing gear, stand-up paddle boards, kayaks, row boats, canoes, mountain bikes, binoculars) laundry service, phone calls, access to our extensive movie collection, the book library, and so forth.


In North America the standard gratuity is 10-20%. At Siwash, gratuities are optional at guest discretion and are  distributed among the entire team based on the number of days and hours worked per individual.

Deposit & Balance Payment

A deposit representing 50% of the total cost of booking including taxes and service is due at time of reservation and is payable by bank wire transfer. Full prepayment and remaining balance is due 60-days prior to arrival by bank wire transfer. We will send you a reminder to arrange the balance payment unless other arrangements have been made in advance. Credit cards may be used for a la carte billing incidentals such as gratuities, boutique purchases, helicopter excursions, massages and so forth, while you're at the resort.

Cancellation Policy:

There will be no credits for early departures, or for unused portions of our all-inclusive packages. Rates are subject to change without notice.

As Siwash is a small and exclusive operation with international clients generally booking many months in advance, cancellations can affect us very significantly. For this reason deposit payments are 100% non-refundable, regardless of circumstances.

When a cancellation for the current season occurs within 60 days or less of arrival date, all payments on record at that time are 100% non-refundable regardless of circumstances.

However, despite the event of a cancellation, we hope you will still visit Siwash later on if possible. Provided the balance payment has been received by the 60-day deadline, we will credit the full amount on record toward a new booking within one year of the original dates. The only top up required would be if you switch from a low season to a high season booking, and to cover any standard annual rate increases.

If cancellation notice is received after the 60-day time frame required for balance payments, and no balance payment has been received at that point, then the deposit is forfeited and there will be no credit towards future bookings.

A short resort season prevents us from making exceptions to our cancellation policy, regardless of circumstances. This includes closure of the resort resulting from a Force Majeure and/or road closure preventing access to the resort. Guests are also entirely responsible for obtaining their appropriate Canadian entry documents prior to arrival.

We strongly recommend that all guests purchase the applicable travel insurance.

Young Children:

During the summer months, when young children are welcome at the ranch, kids ages 0 through 6 must be accompanied by a parent at all times.

Guest Profile & Preferences:

At least one month prior to arrival date, guests are responsible for submitting the resort's Guest Preference and Profile Form, which details personal wishes for activities, food and so forth. This form allows us to tailor the itinerary for each individual and ensures that all details are taken care of in preparation for guest arrival. Owing to the resort's highly remote location, we cannot guarantee that special requests concerning diet, childcare and so forth can be met if we do not receive this form in a timely manner.

Liability Waiver & Release:

While enjoying our wilderness location, there are inherent risks and hazards - adventure vacations, riding horses, encountering unpredictable animals, fly-fishing in remote areas, swimming, canoeing, hiking, winter activities and life on a ranch in general, all pose the potential for an accident. For this reason, we require that you visit and ride at your own risk, and sign a liability waiver and release form. We recommend you obtain travel medical insurance prior to your trip.

Guest Conduct:

We reserve the right to refuse service to any individual who jeopardizes the health, safety and
welfare of any of our guests, staff, family and community members, animals and livestock, or refuses
to follow the rules we have established for your safety and welfare during your visit with us. Similarly, if we deem a guest's conduct to be distasteful or lacking in respect, adversely affecting the quality of others' experience at the ranch, then that particular guest(s) will be required to leave the premises with no refund for the unused portion of their package.
